7 Tips to Sell Your Home Fast and For Top Dollar
Selling your home is about more than just putting up a "For Sale" sign and waiting for offers to roll in. The homes that sell quickly and for the best price are the ones that are priced right, presented well, and marketed to the right buyers. Here are seven tips I share with every seller I work with.
1. Price It Right From Day One
The single biggest factor in how fast your home sells is the listing price. Overpricing might feel like it leaves room to negotiate, but in reality it scares off serious buyers and causes your home to sit on the market, which can actually lower the final sale price. I'll pull recent comparable sales in your neighborhood so we can price competitively from the start and generate strong interest right out of the gate.
2. Boost Your Curb Appeal
First impressions happen before a buyer ever steps through the front door. Fresh mulch, a trimmed lawn, a clean walkway, and a freshly painted front door go a long way toward making buyers excited before they've even seen the inside.
3. Declutter and Depersonalize
Buyers need to picture themselves living in your home, which is harder to do when it's full of personal photos and collections. Pack away anything you won't need in the next few weeks and pare down furniture so each room feels open and functional.
4. Handle Small Repairs Now
That leaky faucet, the squeaky door, the crack in the drywall, buyers notice these things, and inspectors definitely will. Taking care of small repairs before listing prevents them from becoming negotiating points later.
5. Invest in Professional Photos and Marketing
The vast majority of buyers start their search online, which means your listing photos need to stop the scroll. I make sure every listing gets professional photography, and I promote it directly through Facebook and Instagram to reach active buyers where they're already spending time, in addition to the MLS and other listing sites.
6. Be Flexible with Showings
The more available your home is for showings, the more potential buyers will see it. I know it's not always convenient, but keeping your home "show ready" and saying yes to as many showing requests as possible directly increases your odds of a fast sale.
7. Work With a Broker Who Understands Financing Too
Buyers sometimes get cold feet, or deals fall through, over financing questions. Because I work as a mortgage broker in addition to running my real estate brokerage, I can often help smooth out financing questions on the buyer's side before they become a reason the deal stalls, which keeps your sale moving forward.
